Frequently Asked Questions
1. Can you list our home
without putting a sign in the yard?
22% of buyers come from
seeing a sign in the yard. We do not want to dramatically reduce the number of
prospective buyers for your home.
You and I are not always
available. We want it to be as convenient as possible for agents to show your
home so that we get the most showings possible.
3. Can I be present every
time the home is shown?
It is better if the buyer
and their agent can look at the home from their viewpoint, being able to
discuss your home freely. This is difficult when the owner is present and
dramatically decreases the likelihood of receiving an offer on your home.
4. Why is your price
lower than other agents I have spoken with?
An agent that will list
your property overpriced, assumes they can take the listing now and then start
beating you up on the price week after week after week. Is that what you want?
5. Can I find my
replacement property before I list my home?
When you receive an offer
on your home, you will want the buyer to be in escrow or having already closed
escrow before you accept an offer. Other sellers feel the same way.
6. Wouldn’t we save the
commission by selling it ourselves?
I agree that you can save
the commission by selling it yourself. However, only 2% of For Sale By Owners
sell themselves and 98% are listed and sold by real estate agents. Can you
afford to have only a 2% chance of selling your home?
7. Can we list at a high
price and come down later?
Most people won’t even
bother looking at properties that are priced too high. Would you rather have a
bidding war on your home or not have an opportunity to negotiate any offers at
all?
8. Isn’t our home worth
more? It is different than any in our neighborhood.
Sometimes this is true. New
carpet, paint, roof or a new garage door- these are items that typically bring
your home up to the minimum standard for selling, good condition for showing
your home to buyers.
